Overview

Umer Valley is a residential housing scheme on Baagey Wala Road (Bagewala Road), near the National Textile University (NTU), Faisalabad, offering small residential plots (2-3 Marla seen on individual resale listings) with basic utilities (electricity, sewerage, water supply, boundary wall). No developer, builder, or society-management company name was found published anywhere reachable -- every source found is an individual resale property listing (Zameen.com), not a developer's own marketing material, unlike most other societies in this database. Flagging a serious legal-status finding rather than omitting it: Umer Valley is explicitly named (as entry among 73 schemes) in the Faisalabad Development Authority's (FDA) own 2018 public notice declaring a list of housing schemes illegal/unapproved (reported by Dawn.com, "FDA declares 73 housing schemes illegal", verified by fetching the article directly rather than trusting a search summary), and it does not appear on a current (2026-dated) FDA-approved-societies compilation checked independently. No more recent regularization/approval was found. Added at the user's explicit request after this finding was disclosed via a direct choice (add anyway with the caveat / skip / dig further) -- same treatment as Gulraiz Housing Scheme (Rawalpindi) and Al-Haram City (Rawalpindi) earlier this session. No NOC reference number, total plot count, phase/block breakdown, or structured payment plan published anywhere reachable -- pricing seen on individual resale listings (e.g. 3 Marla for PKR 25 Lac, 2 Marla for PKR 8.5 Lac) reflects individual owner asking prices, not a developer price list, so no payment-plan-style figures were recorded.
